Buying A New Property From A Builder:
Verify the credibility of the Builder, check on the background and reputation of the builder as well as the past track records of projects already executed. Check whether the title of the property is clear and marketable, whether the land is freehold or leasehold, the authenticity of the documents, title flow, revenue records, due payment of stamp duty, registration of documents etc. through an advocate, if possible
Scrutinize various clauses in the allotment letter and flat buyer/ builder buyer agreement, particularly with regard to agreed price, payment and construction schedule, house plans, delivery date, additional costs and other commitments by the buyer, builder's liability in case of late completion of the project & delay in handing over possession, and obtain clarifications on the carpet area, built up area and super built up area etc.Ensure that the project and the plan has been fully approved by the concerned local authorities After completion of construction, ask for all applicable documents from the Builder such as Letter of Possession, Letter of 'No Objection', Certificates of Completion and Occupation certific
